Loft Conversions and Extensions

If you are planning to carry out a loft conversion or extension to your property, you will require structural calculations and drawings in order to obtain Building Control Approval.

For projects like this we typically recommend that you start by contacting an architect.

The architect will discuss your requirements for floor layouts, aesthetics and space planning and work with you to develop a set of architectural plans and elevations.

Once you have received your architectural plans and elevations, you can then forward these to us and we will provide a quote for structural calculations and drawings. Our role will be to design the steel beams, floor joists, lintels, foundations, walls and floor slabs to ensure nothing moves, bends, cracks or sinks. We then incorporate these elements into the architectural design and provide details to show the builder how everything will fit together on site.

Loft Conversions and Extensions – Typical Fees

The fees for loft conversions typically range from £500 + VAT for something very basic up to £1,500 + VAT for a more design based loft conversion to a larger proeprty with a more complex roof.

The fees for extensions typically range from £650 + VAT for a simple single storey extension up to £3,500 + VAT for a very large extension with design elements such as cantilevering roofs, frameless corner glazing, or site constraints such as steep level differences.

Loft Conversions and Extensions – Step by Step

  • Architectural Designs: Appoint an architect to develop your plans and obtain any necessary planning permissions;
  • Structural Design Quote: We can quote for the structural calculations and drawings based on the architectural plans that you send to us;
  • Site Visit: We will come to visit your property to discuss the plans and take our measurements for the calcualtions. We will often ask you to prepare trial pits for us prior to the site visit. This will allow us to check the ground conditions for the foundation design. Sometimes we will also ask you to remove plasterboard or floor coverings so we can inspect a certain element of the existing structure;
  • Structural Calculations and Drawings: We will provide a detailed set of calculations and drawings. Our drawings are exceptionally clear and easy to read which always helps with construction;
  • Building Control Approval: You or your builder will submit the structural calculations and drawings as part of the Building Regulations Application.
